HOME PARTNERS OF AMERICA - LEASE WITH RIGHT TO PURCHASE

Home Partners of America offers a “Lease with a Right to Purchase” program which provides a clear and transparent path to homeownership
Program Benefits
Home Partners’ Lease with Right to Purchase program is structured to allow qualified prospective residents to choose a home to lease from any of the eligible homes available for sale in the communities that it serves. Residents also have the opportunity to purchase that home at predetermined prices.
• Home Partners gives people direct access to qualifying and available homes for sale within the MLS in the communities it serves. This gives potential homeowners a wide selection of homes from which to choose and facilitates access to available information about each home.  
The program offers transparency and control by providing individuals with predetermined rents and purchase prices for each year of the lease.
• Residents are provided rent and purchase price certainty for an agreed upon timeframe, usually between three to five years. The resident’s only financial commitment is to lease the house for one year.  
• Residents have no financial obligation beyond their commitment under a one-year lease – they are not required to renew their lease or purchase the home.
• There are no hidden fees or non-refundable deposits.
For people who don’t currently qualify for a mortgage, Home Partners’ program still gives them an opportunity to live in a great home and community of their choice while they save for a down payment or improve their credit to ultimately qualify for a traditional mortgage.   
• Residents have the ability to select a home from those eligible and available for sale in communities Home Partners serves – enabling them to live in a neighborhood today where they might not otherwise find a suitable home to rent.
•  Residents have the right to purchase the home at any time during their residency, at the pre-set price. If the home value appreciates above this price each year and they choose to purchase the home, the resident realizes a financial benefit. If the value of the home declines, they can choose not to renew their lease and walk away without penalty.
Program Details
Many people want the benefits of living in a single family home in a good neighborhood with access to a strong school system. However, whether they’re a first-time homebuyer who’s cautious about making such a large financial investment, someone who has recently relocated and is unsure of which neighborhood to live in, or someone who is creditworthy, but cannot currently obtain a mortgage, they hope to one day buy a home, but aren’t ready now.
Home Partners Solution:
o Home Partners provides the opportunity for people to move into a great home and community today that otherwise may not be available in the rental market.
o Home Partners believes that even if it's not the right time for them to buy, people shouldn't have to settle, and there is no better time to get great people into great homes.
How It Works:
  • Qualified prospective residents work with licensed real estate agents of their choosing to select the right home for them.  They can choose from a wide variety of properties in communities that Home Partners serves that fit their budget and meet Home Partners’ investment criteria.
  • Home Partners works to get potential homeowners on A New Path to Homeownership®  – by purchasing the home of their choice and delivering an attractive lease structure with the right to purchase the home in the future.
